You don't need to be a resident of Spain to buy property here — non-residents from any country can purchase freely. What changes is the financing available to you and the ongoing tax obligations that come with owning Spanish property while living elsewhere.

Requirements

  • An NIE, required to complete any property purchase regardless of residency status
  • A Spanish bank account, which makes paying taxes, utilities and community fees far more practical even if you don't live there full-time

Step-by-step process

  • Get your NIE before making an offer, since you can't complete a purchase without one
  • If financing the purchase, expect a lower loan-to-value ratio than a resident would get
  • Complete the purchase as any buyer would — reservation contract, notary signing, Land Registry
  • Register for Non-Resident Income Tax (IRNR) obligations, which apply annually even if the property isn't rented out
  • If you do rent the property out, declare the rental income under the non-resident tax regime
